Business Description:
We are a real estate development company with a pan-India presence and operations spanning all key segmentsof the Indian real estate industry, namely the residential, commercial, retail and hospitality sectors. Ouroperations encompass various aspects of real estate development, such as land identification and acquisition,project planning, designing, marketing and execution. At present, our focus is on the development of residentialprojects in Delhi and elsewhere in the NCR, Mohali, Hyderabad, Chennai and other key Indian cities.We commenced our operations in India in February 2005. As of August 31, 2009, we had Land Reserves acrossIndia approximating 11,340 acres, of which we presently have development plans for approximately 7,897 acres,which we expect will provide a Developable Area of approximately 470 million square feet. Of this DevelopableArea, approximately 437 million square feet represents our economic interest. In this Draft Red HerringProspectus, the term “Saleable Area” refers to our economic interest in the total area we develop in a property,and includes carpet area, common area, service and storage area and car parking. Such area, other than carparking space, is often referred to in India as “super built-up” area. We estimate that our existing Land Reservesidentified for development as of August 31, 2009 will provide us with a proposed Saleable Area of approximately335 million square feet of residential properties, 75 million square feet of commercial properties and four millionsquare feet of retail properties. In addition, as part of our hospitality business, we have identified 24 projects witha planned Developable Area of approximately 23 million square feet (which is equivalent to approximately 4,489keys) that we propose to develop in the future. We continuously evaluate the potential of our Land Reserves andplan to develop our Land Reserves in line with prevailing market conditions.Our mission as a real estate company is to develop and deliver unique, integrated lifestyle and work placeenvironments through our focus on high quality architecture, strong project execution and our customer-centricapproach. We aim to develop ‘integrated master planned communities’ which comprise residential projects alongwith one or more community facilities, including retail and commercial developments, schools and hospitals,enabling a “live, work and play” theme within the same development. As of August 31, 2009, we had 29residential, commercial and retail projects under various stages of development and in these projects we hadlaunched an aggregate Saleable Area of approximately 26.3 million square feet.We are a joint venture between Emaar Properties PJSC (“Emaar”) of Dubai and MGF Development Limited(“MGF”) of India. Emaar is one of the world’s leading real estate companies, having developed approximately89 million square feet of real estate across residential, commercial and other business segments and withoperations in 14 countries, as of August 31, 2009. MGF has established itself as one of the key players in retailreal estate development in Northern India and has delivered approximately 2 million square feet of retail space,as of August 31, 2009.In our residential business line, our main focus is on developing master planned communities in phases, whereinwe design, build and sell a wide range of properties across different price points, including plots, villas,independent villa floors and apartments of varying sizes and specifications. One of the most prestigious projectsthat we are presently undertaking is the development of the 27.2 acre Commonwealth Games Village in Delhicomprising 1,168 apartments (of which we have the right to sell 790 apartments) in 34 towers which will houseapproximately 8,000 athletes and officials participating in the Commonwealth Games, 2010 and willsubsequently, be handed over to our customers. We are also developing other large residential projects such asThe Palm Springs, Palm Drive, Emerald Hills and Emerald Estate in Gurgaon, the Excelsior in Hyderabad,Mohali Hills and the Views in Mohali and Esplanade in Chennai. As of August 31, 2009, we had 25 residentialprojects under development with an aggregate Saleable Area of approximately 24.9 million square feet spreadacross eight cities. As of that date, approximately 6,433 units in these projects had been booked for sale bycustomers.In our commercial business line, our focus is on developing built-to-suit and multi-tenanted developmentstargeted towards a range of customers, from individual users and small companies, to large corporate groups invarious sectors. As of August 31, 2009, we had three commercial projects under development with an aggregateSaleable Area of approximately 0.9 million square feet in these projects. Our commercial properties include bothstand alone commercial sites and properties forming part of our integrated master planned communities.
